Staging Questions and Answers
Professional staging is a relatively new industry, but people have been "fixing up" their homes to sell for years. HGTV has given home buyers certain expectations, and these buyers are willing to pay more for a home that is "model home" staged.
How much would you "pocket" if you received 10% more money for your home?
HSR Certified Stagers average 10% more for their clients!
What is professional home staging?
Home Staging is the "grooming" of a home to sell by a professional who specializes in this form of design and has been certified and trained in the art of home staging. It is more than preparing a home to sell, which is part of the misconception and devaluation of the process of home staging. A professional home stager has the resources and can objectively view the home as a product and "merchandize" the home to sell, highlighting its assets while downplaying its flaws. It is difficult for home sellers to view their homes objectively, and most successful real estate agents do not have the time or trade resources to stage a home for "top dollar".
What is the cost?
For as little as a $250 to $350, depending on the size of your home, you can have a detailed list of what you can do to maximize the value of your home!
When the housing market is good, do I need to stage?
Even if your house sells quickly in a good market, it doesn’t mean it sold for the optimal amount. HSR Certified professionally staged homes sell on a conservative average of 10% more in a good market (see the Latest Home Staging Statistics).
What if I stage my own home to save money?
We usually can spot the homes that have been "staged" by owners. Why? Because a person's home is like family. Most home owners are too emotionally connected to view their homes objectively. They have become accustomed to the look and feel the home. Their home is a reflection of them. To market and package a home effectively, it is important to know what will appeal to the average buyer of the area and how to market the home to get buyers in the door and then have them fall in love with the home. Most home sellers don't "stage" homes for a living. That’s what HSR Certified professionals do, and that is where you will receive the greatest return on investment.
Won't home buyers use their imagination and look past my decor or empty rooms?
Only about 10% of home buyers actually can visualize the potential of a home. Most of the 10% are investors or buyers that "flip" homes. They will not be emotionally drawn to the home and will work to get a lower price, usually by finding flaws in the home. In our consultation we will walk through your home and identify any "price eroding" factors of the home, enabling you to do the simple fixes that maximize returns.
Similarly, it is important to have a vacant home professionally staged since buyers cannot visualize size and scale of a room. Furniture helps to give them a frame of reference.
